Terms & Conditions

Reservation Procedures

  • To secure the booking we require your written email confirmation to reserve the villa. We will then send you a pro-forma invoice for a 50% non-refundable deposit of the total rental outlay.
  • We can hold inquires for only 5 working days from the date you have inquired, as after 5 days we require to have received your deposit or we will release your booking request automatically.
  • Once we receive your deposit we will then send you a confirmation & receipt by email.
  • Payments can only be made by Bank Telegraphic Transfer (TT) in US Dollars
  • Villa Check-in time is 2:30 pm and Check-out time at 11:00 am. However if availability allows, we will try our best to accommodate your check-in & check-out time as close to your flight schedule as possible. A full one night payment for check-out after 11 pm and will be invoiced to you at the time of booking
  • We highly recommend to all of our clients to take out a comprehensive travel insurance to cover for any losses in case they need to cancel the booking for any reasons.

Deposit Payment

A 50 % non refundable deposit required by the villa owner to secure the villa and must be received within 5 working days after the relevant invoice and payment instructions have been given to the client. If the deposit is not received within this time, the booking will be cancelled.

In the case of last minute bookings, where is it impractical or very difficult for the hirer to make a deposit by TT, we will accept cash (2003 or newer, unmarked USD banknotes – F series or newer only) on arrival (this will be advised when booking is received). However, a credit card authorization form will need to be used to ensure deposit requirements are met. This form will need to be accompanied by photocopies of both sides of the credit card, a photocopy of holder’s passport, and written authorization. The funds will be held as security and that the transaction will be reversed only upon receipt of alternative payment as agreed with The Management Company.

Balance Payment

The balance of payment is required 30 days prior to arrival during low seasons period and 60 days prior to arrival during high and peak seasons period. Once the balance payment is received it is also non-refundable. If the balance payment is not received by the due date, the owner reserves the right to cancel the booking and retain the hirer’s deposit.

PAYMENT BY TELEGRAPHIC TRANSFER

For Telegraphic Transfer (TT) payments we require the full rental charge amount to be received in our US Dollar Bank Account. At time of reservation we will inform you of our bank account details. Any bank transfer fees including corresponding bank charges are to be applied to your own bank account. Some conditions apply and full details will be given at the time of booking.

As the villa bookings are on a first come first serve basis, we recommend that you settle the payment as soon as possible.

Upon receipt of your written confirmation to book a villa we can hold the villa booking open for 5 workings days to allow for the process of payment.

Payments by Traveller's Cheques, other currencies or personal cheques, will not be accepted.

Security Deposits

Security deposits are required for the villa. If required, a deposit will be requested by the villa manager on arrival and will be refunded in full on the day of departure, unless damages/repairs need to be performed, in which case refunds will be made, less the cost of damages.

The hirer is responsible for leaving the property in good order and in a clean condition. The hirer further undertakes to pay for any damages or losses incurred during occupation. The Management Company reserves the right to repossess the property if the hirer or a member of the party has caused excessive damage.

Cancellation

Notice of cancellation must be received by The Management Company in writing.

  • Normal bookings are for vacation purposes and special permissions must be obtained for functions where the number of people in attendance exceeds 50 persons. Also clients should be aware that these are private villas located in residential neighbourhood and as such, not all functions or events can necessarily be accommodated. If you are planning to hold an event such as a wedding or any large congregation of people at your villa it would be best to bring this to The Management Company’s attention as soon as possible.
  • Please be aware that normally The Management Company will not accept a booking involving a function without prior confirmation. The Management Company have rules governing villa usage for events and parties and a surcharge of up to the equivalent of a night’s rental price is applicable, in addition to a local community (‘Banjar’) fee.

The numbers of persons occupying a property must not exceed the maximum number stated in the booking confirmation. The Management Company reserves the right to refuse any booking, which, in its opinion, is unsuitable for the property concerned.

The Management Company will not accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of the property, plumbing, gas, electrical or otherwise, and exceptional weather conditions. Further, no responsibility is accepted for the personal belongings, car, and its contents of the hirer or any member of the party during the holiday.

If the hirer considers that he/she has cause for complaint concerning a property, the matter should be taken up with the Villa Manager who in turn will notify The Management Company. In such cases, if The Management Company considers the complaint valid, a partial refund may be offered. This will have to be discussed and approved by the relevant villa owner and may take several weeks to finalize. No liability shall arise beyond the refund of the monies paid. The Management Company will not entertain claims lodged by the hirer upon departure or after return home when it is no longer possible to investigate the complaint effectively.

Car Rental With Driver

We strongly suggest to take a car with driver during their stay.

While staying in a private villa is generally superior to hotel accommodation, it does not lend itself to transportation by taxi. The system for street names and numbering in Bali is illogical. Often villas only have names. And visitors who have just arrived on the island will find it almost impossible to give directions to a taxi driver. It is also very difficult to call taxi to many villas, especially if they are located in rural areas.

The options for transportation are to self-drive or have a car with driver. However, we strongly recommend to use a car with driver. There are a number of very valid reasons for this, based on our long experience on the island:

  • Road conditions and the lack of driving rules - The traffic in Bali is chaotic and it is difficult to see any structure or rules for priority.
  • Our Drivers have a good command of English and have a High Standards of service and most importantly possess mobile phones. This allows a large degree of flexibility in organizing your transportation.
  • Bureaucracy - To drive legally in Bali, you must possess either an Indonesian license or a valid International drivers license . Not having one of these will open the chance to have “on the spot” fine by traffic police.
  • Local knowledge - Drivers possess an amazing amount of local information in terms of shopping, location of restaurants, other villas, beaches not found on normal tourist routes, etc.
  • Safety - Having your own driver eliminates the risk of you getting lost. Bali has very bad signage in terms of road names. Also having a personal driver will free you from having to worry about the risks of driving after that extra sundowner.
  • Protection - Late at night, taxis operate on a no-meter policy, sometimes charging an extortionate amount for transportation. Any accident involving a foreigner and an Indonesian is (by local custom) the foreigners fault. By having a driver you “side step” this issue.
  • Cost Above all else, a private car and driver is remarkably inexpensive in comparison to many holiday destinations.
